In recent years as buyers prized Manhattan-living over the suburbs, Greenwich prices have become much more affordable — while Greenwich homes remain as majestic and grand as ever. This is a good thing for New Yorkers - or anyone - looking for either a secondary or even primary new home in this beautiful patch of the East Coast!
 
In an effort to understand how to best secure a home in this gem of a town — either to rent or buy — we of course teamed up with Danielle’s mother, Tamar, and her team, The Tamar Lurie Group, of Coldwell Banker.
 
Since 1972, Tamar has lived in three homes and has raised four children in Greenwich. Tamar Shares Four Tips for Attaining Real Estate in Greenwich, CT During This Unprecedented COVID-19 Time

1. If you are wanting to move to Greenwich, don't rent - now is the time to buy. Very soon we anticipate a short supply of homes.
 
A lot of people are coming to us saying they'd like to rent for the coming year. If they plan to leave after a year, then it makes sense to rent. But if you can imagine yourself living here for more than a year and that you may eventually want to buy, I think prices will only go up from here. Since COVID hit, the price range that has had the most activity is the under $4 million market, but the very high end (above $10m) is now starting to move too.
 
 
2. Be open to different locations.
 
The buyer of half a year ago wanted to be in walking distance to downtown. The post-COVID buyer is looking for more land and the backcountry of Greenwich is starting to become a hot market — so now is a great time to become a homeowner there before prices really escalate. My family and I lived in the backcountry and it's a marvelous and refreshing place to return to after the workday. It's incredible to have a home with real acreage while still being so close to New York City.
 
That said, one of my properties is on five acres with a pool near downtown. It will come on for $8,500,000 and I predict it will go quickly because it has both land and proximity to downtown.
 
 
3. Greenwich has a property for everyone.
 
Greenwich is made up of many different little towns — each with its own charm, characteristics, and price points.
 
As a quick overview:
 
In the charming area of Old Greenwich — houses are more tight knit and it feels like more of a neighborhood. It also has Todd's Point, one of the most beautiful beaches in CT.
 
Then you have Riverside, which is adjacent to Old Greenwich. These lots tend to be larger and with greater separation between homes — and from Riverside to the beach, it’s still very close.
 
Cos Cob is more inland, which makes the homes a bit more affordable (and closer to downtown!).
 
Greenwich proper is made up of downtown and backcountry.
 
Byram Shore is the closest piece of Greenwich to NYC, and has some of the most gorgeous waterfront homes on the East Coast.
 
We also have many private associations that come with their own charm and beauty — like Conyers Farms, where every mansion sits on at least 10 acres.
 
 
4. Get educated, get a good agent, and be ready to buy.
 
Now more than ever is the time to spend poring over listings online to educate yourself about what's out there, but once you see something you love online, try to see it in person quickly.
 
Get a great broker — don't go at this process alone: you need someone who knows the market, knows the neighborhoods, and knows price comparisons, especially if you are hoping to negotiate.
 
When you see a property you love, go for it — don't think it will be there when you come back next time.
