We teamed up with one of Bellport's top real estate agents, Mark Petheram, Owner of Old Purchase Properties, in an effort to understand how to best secure a home here - either to rent or buy - in this surreal time.
Known for its impeccably maintained historic homes, quiet sophistication, encapsulated charm and gorgeous Ho-Hum beach (accessible by ferry for village residents and their guests!), there is no shortage of what this quaint village has to offer.
Born and raised in Brookhaven, a hamlet located next to Bellport Village, Mark spent his childhood boating and fishing in the Great South Bay and his passion for this area runs deep.
Mark continues to extensively give back to his community by serving on many village boards, the Bellport Chamber of Commerce and participating local fundraisers.

1. While summertime visitors once held the majority around town, more than ever, people are choosing to stay in Bellport year-round.
Only two square miles, Bellport Village has become the new 'it' location spot for summer—and every season. Whether you are seeking a quiet sanctuary, summer dinner parties that go long into the night, a day on the water or a championship 18-hole golf course, Bellport offers something for everyone. With a rise in people hoping to own a piece of the Bellport charm, patience and endurance are key to finding your perfect place but be prepared to move at a moment's notice because with limited inventory and increased buyer interest, properties will not be on the market for long.

2. With no hotel and an ordinance limiting the number of weekend rentals, Bellport Village offers a real sense of community.
The understated lifestyle of this quaint village welcomes you and invites you to engrain yourself in this community where everyone from the cheesemonger to the auto repairman is likely to know your name. With the influx of NYC residents hoping to find respite here, most of our summer rentals are gone but we continue to find creative ways in hopes to accommodate everyone. Due to limited housing stock in the village, I suggest expanding your search to the neighboring towns of Brookhaven Hamlet and parts of East Patchogue that are also considered part of the Bellport area.

Mark’s perfect day in Bellport
My day begins by walking to town for a lovely breakfast at Peters On The Green located inside the Bellport Country Club. I then grab my beach bag and head to the Whalehouse Point ferry docked at the Bellport marina and take a trip across to Ho-Hum beach to soak up the sun and enjoy some time with neighbors and friends. The ferry ride back to the marina is a highlight of my day as the sun is low in the sky, marking the end of another great Bellport summer day. Once back the village I head to happy hour at one of my three favorite restaurants - - Avinos, Porters, or the Bellport. Each restaurant offers great eats; fresh clams & seafood from the Great South Bay. And to celebrate the close of another summer evening, I head to the Bellport dock to catch a live concert with a bottle of wine and some of my closest friends.
